How do I report a Property Damage Incident?

Property Damage Incident?

A Property Damage Incident is (Any loss or damage to the property of Tishman Speyer only.) Can include but is not limited to:

  • Water, Fire, Winder, Elevators

  • Example Scenario: A Hydrostatic testing for the fire department was being conducted. Several leaks were discovered across multiple floors that seemed to be a result of this testing.

Steps to Take:

  1. Document and photograph everything relevant to the Incident. Retain all relevant video footage.

  2. Complete a Tishman Speyer Incident Report. Forward It to: Incidentreportprop@tishmanspeyer.com.

 

What else should I do?

Take reasonable & Immediate action to minimize the loss. Protect undamaged property from further damage. Separate damaged property from undamaged property, but do not dispose of It. Implement a means of capturing all loss expenses. Identify any temporary measures needed to resume operations and the associated extra expenses which would be Incurred.

 

What to expect once claims are reported:

  • An adjuster from Sedgwick is assigned and will contact you. Sedgwick is the independent adjuster who will report to the insurance panel (multiple insurers).

  • Romaneo Adams (Marsh) is your property claim advocate/representative.

  • Sedgwick may retain various consultants to assist in the claim investigation (building consultants such as JS Held, various C & O (Cause & Origin) investigators and CPA firms).

  • Adjusters will reach agreement on scope of damage/cost of repairs and send a settlement recommendation to the insurance panel.

  • Claims process is dependent on timely completion of work and submission of final invoices.

  • Once approved by insurers, ‘Proof of Loss’ forms are issued, then payment is processed.

 

Property Damage Incident Involving Tishman Speyer & A Customer?
Two Parties are Impacted by one loss. Tishman Speyer carries property Insurance for the buildings and business property. Customers are required by lease to carry Insurance on their leased spaces and for their personal property.

  • Example Scenario: Building chief engineers were called to a water leak on the 2nd floor coming from the ceiling. The mechanical room sustained damage. Security checked the 3rd floor tenant space and found the water pump not working which caused damage to their flooring.

Steps to Take:

  1. Document and photograph everything pertaining to the incident and retain all relevant video footage.
  2. Complete a Tishman Speyer Incident Report (no matter how small the loss may be) and forward it to: Incidentreportprop@TishmanSpeyer.com.
  3. Instruct the Customer to file a claim with their insurer and to arrange for remediation of their own spaces.

Note: Each party should go to their own Insurance company when its property is damaged.
